Average Sales Price: $92,967
Average Sold Price Per Sq. Ft.: $81.40/sf
Median Sold Price: $95,000
Number of Sales: 3
On average, these 3 2011 Sales sold for 90.49% of listing price and took 159 days on the market to sell. This was not a sign of strength in this market but an enormous correction from the Post Hurricane Katrina highs of $133,339 in 2007, see chart above.
Current Listings: 3 from $96,000, $118,500 to $164,000 or $91/sf, $80/sf to $75/sf. The $164,000 listing price is far, far above the typical $95,000 sales price in 2011 as this home is both overbuilt and overimproved for South Woodcrest Subdivision.
