Beau Chene Home Prices Update from June 2018 to November 11, 2019

My last Beau Chene housing market update was published May 11, 2018 here to compare with my new update,  Beau Chene Denham Springs Home Sales 2017-2018 .

Comparisons of 2017-2018 to June 2018 to November 11, 2019:
Number of sales has declined, meaning owners are staying longer.
Median Sales Price is UP from $140,000 to $152,000
Median Sales Price Per SqFt is UP from $115 to $121

FORECLOSURE SALES have decreased within.  Beau Chene has had a small history of foreclosure and/or distressed sales activity. In fact, within my last update in 2018, there were two (2) to report on.  Thankfully in this update, there are ZERO foreclosure or short sales to report.  HOWEVER, on 11/11/2019, I did spot 2-3 that appeared to be close to being distressed properties.

Seller Paid Concessions Note: Buyers in Beau Chene needed between $2,400 to $6,000 in seller help to buy a home, or help paying closing cost. The average seller paid conession was $3,576. When Appraisers use these sales as comparables, they will deduct these seller paid concessions. For example, in the $156,900 sale, the seller paid $5,000 in buyer’s closing cost, meaning the seller actually sold and received  $151,900 at the closing table, and did not pocket $156,900 at the closing table. When deducting the average concession of $3675, the Median Sales Price is actually $148,325. When deducting the average concession of $3675, the Average Sales Price is actually $148,550.

The “Average SP/LP% 98%” or Listing To Sales Price Ratio means the average home sale sold for 2% less than listing price.

Average Home In Subdivision Is: 1,254 sq. ft. 3 bedrooms, 2 bathrooms

The $169,900 sale was a home with a professionally enclosed garage, very good condition and newer roof.
