Juban Parc was developed in 2008-2009 with two different styles of homes: custom larger homes on Juban Parc Avenue and smaller lower prices homes throughout development.

In Juban Parc since January 1, 2018, there’s been 14 Sales from $151,000 to $261,000, Median Sales Price $179,500, Median Sold Price $119/sf, Median LP/SP Ratio 98 percent,
Median 41 DOM, Median Size Home Sold: 1,507sf.  The “LP/SP” means the average home sold for 2 percent less than the listing price.

Four custom homes on Juban Parc Ave sold in 2018 for $195,000 for 1665sf, $195,500 for 1606sf, $225,000 for 1822sf and $261,000 for 2450sf or $117, $123 and $106 per square foot.  These 4 more custom home sales sold for a median $119/sf. The “sf” refers to square foot. And, the remaining 10 sales sold from $151,000 to $185,000 for a median $119/sf.

SELLER PAID CONCESSIONS DISCLAIMER:
In 9 of the 14 sales, sellers paid from $615 to $7581 in buyer’s closing cost.  One sale for $182,000 required the seller to pay $7,581 in buyer’s closing cost and it’s puzzling why a buyer would need $7,581 in help to buy a home.  The average seller paid concession paid was $4,000+/-.  When Appraisers use these sales as comparables, they deduct these concessions.  The sale for $182,000 with $7,581, at the closing table, the seller walked away with $174,419, not the $182,000 GBRMLS reported.  On average, you can deduct $4,000 from these numbers as Appraisers will be deducting these as well. Again, five of these 14 sales did not require sellers to pay buyer’s closing cost.

Homes sold for 98% of listing prices and generally took 20 to 49 days on the market to sell.
