Chateau Jon Subdivision Denham Springs Home Sales Trends 2014 to May 2017

Chateau Jon Subdivision did flood during the “Great Flood” of August 12-15, 2016, see flood water level in the photo below with yellow arrow pointing to water height. It appears flood water intrusion was approximately 5 inches to 1.5 feet, +/-. NOT ALL homes within flooded though and I don’t which ones did flood or did not flood. However, it appeared to me from my drive-through on 12/23/2016 most homes within did flood.

Pre-Flood and having to go back to 01/01/2014 due to the lack of sales, there’s been 4 sales from:
$384,000
$450,000
$510,000
$550,000
with a median sales price of $139 per sq. ft. and $480,000. Three of these sales sold in 2014, one in 2015.

Since the flood, there’s been no GBRMLS home sales.

Number of Post Flood GBRMLS Listings: 1
338 Chateau Jon, with 4834 sf plus or minus, is currently listed for $595,000 and on the market for 28 days so far. That’s $135.72 per sq. ft.. According to property disclosure, this home flooded 4.5 inches and water was out of home within 11 hours.
