Livingston Parish 2016 Home Sales Stats By Subdivision Name

Livingston Parish 2016 Home Sales Stats By Subdivision Name, A Suburb of Baton Rouge. Study includes all residential sales for all types of single family properies in 2016. Study by Bill Cobb Appraiser 225-293-1500 and http://www.denhamspringsappraisers.com Overall in 2016, Livingston Parish real estate experienced a good year with lower inventory forcing increasing prices…until the Great Flood, see chart below. In November 2015, the median sales price was $163,000 which peaked in August at $184,000 only the slide down to $155,000 in November 2016. I believe this correction in home prices could last longer than surrounding Parishes because Livingston was so hard hit by the Great Flood. And, as the experts have stated, it could take up to two years for flood damaged inventory to be repaired and absorbed back into this market. Lakes At North Park Denham Springs Home Sales Update Third Filing

Lakes At North Park was fully developed in 2006 as “Crystal Lakes” by a Chicago IL Developer expecting to capitalize on post Hurricane Katrina high demand for homes. Builder’s expectation was grossly out of line with what Denham Springs is – generally an “afforable homes” market where where buyers can buy a lot of home for a lower price. It’s the same reason PCC Homes or Vicknair Homes and then DSLD Home flourished post Katrina and Crystal Lakes floundered. Initially, only 3 high quality, larger model homes were built and Crystal Lakes failed, was a total flop. In approximately late 2013 to early 2014, development was sold by a Louisiana Bank who had financed the project, name change to “The Lakes At North Park” took place and building of “afforable homes” commensed into 3 filings.   NOTE: In 11/2015, this is a healthy development with new home construction taking place.  *****This market update covers the rear 3rd Filing and DR Horton, Inc. is the primary Builder of this specific filing.***** Sourced through Scoop.it from: activerain.com Lakes At North Park Denham Springs Home Sales Update Third Filing I recently completed a new home purchase appraisal in The Lakes at North Park Continue reading Lakes At North Park Denham Springs Home Sales Update Third Filing

Crystal Lakes Denham Springs: An Appraiser’s Perspective

http://www.denhamspringsappraisers.com/ – Crystal Lakes Denham Springs: An Appraiser’s Perspective Denham Springs resident and home appraiser, Bill Cobb, offers comments and advice on the holding pattern that Crystal Lakes has been in since this development began in approximately 2007. I’ve watched Crystal Lakes for years now as my family and I have visited North Park and as I’ve driven down Burgess Road on my way to appraisal appointments. I knew why those first 5 and only homes weren’t selling and it had everything to do with “PRICE” in this Livingston Parish market. Let me say here and now that I believe Crystal Lakes will be a very nice development for the residents of Denham Springs when it’s more aligned with the overall pricing and quality that local residents can afford, which includes the $600/yr HOA Fee. The developer is Spatz Development out of Chicago. I was told back in 2006 by Livingston Parish Builder, Dennis Calmes, that Spatz Development first went to New Orleans after Hurricane Katrina and told the City that they’d like to help with the reconstruction of new homes. It was told to me that NOLA basically told Spatz that it would take at least a year or Continue reading Crystal Lakes Denham Springs: An Appraiser’s Perspective
