Denham Springs Homes Appraisers: Area Foreclosures Are A Concern


Foreclosures In Denham Springs Watson Walker Are Somewhat Of A Concern Since Western Livingston Parish Is Primarily A Lower Priced Housing Market, See Chart Below!

denham-springs-foreclosureWestern Livingston Parish has experienced a high “272″ foreclosures with the most by far occuring in the $100K to $149K range, which is some reason for concern as the predominant price range of home sales are in the $140,000 to $170,000 range.

NOTE: REO is real estate owned or foreclosure. GBR is Greater Baton Rouge and includes EBR, WLIV, ASC and WBR. EBR is East Baton Rouge Parish. ASC is Ascension Parish. WLIV is Western Livingston Parish areas 81,82,83. WBR is West Baton Rouge Parish. Preface….We’re In a $170,000+/- housing market and 74% of Foreclosures Are Under $150,000! Various online sources tell us that median sales price in Baton Rouge is $172,750 (Trulia.com). Zillow.com states average listing price as $163,000. Altos Research reports median sales price of $169,035, see their chart below, and chart showing sharp, very obvious and undeniable correction still taking place. GBRMLS reports the average 2011 sales price for ALL homes in EBR, LIV, ASC and OTHER as $192,504 YTD, down from $196,428 for 2010 or -2%. Point is that majority of local housing activity takes place in $172,500 to $192,500 price ranges and that 74% of REO or Foreclosure activity of under $150,000 isn’t absolutely a problem for the majority of market! That’s Right! Currently, 74% of current foreclosure listings inventory is priced below $150,000. And, REO Solds percentages for EBR, ASC, LIV and WBR have been 81%, 57%, 82% and 75% respectively priced under $150,000.

East Baton Rouge Parish, experiencing the most local REO problems with 498 REO home sales under $100K, illustrates how lopsided the results. In EBRP, 61% of the 821 REO Sales here under $100K and concentrated in neighborhoods not necessarily where the majority of EBR residents live. This chart below shows of all current GBRMLS listings, only 9% are REOs and that of that 9%, 38% of those are pending leaving 62% still active. So, out of 4,928 local listings, only 292 are available as REOs.

REO LISTINGS ONLY TOTAL 9% OF GBR LISTING INVENTORY. REO Listings only make up 8% of total listings and 38% of them are pending. Of the total 4,928 total listings, 473 or 9% are REO listings. Of those 473 listings, 181 are pending or 38%, which is good news. Only 62% of REO Listings inventory is available and not pending.

HOW MANY FORECLOSURES SOLD? REO Solds for ALL 4 Parishes total 1320 or 16% of ALL Sales. EBR had 821, ASC 200, WLIV 272 and WBR 27 REO Sales. Yes, while EBR does have the larger percentage of sales, it’s also a vastly larger market than surrounding Parishes.

WLIV REO LISTINGS TOTAL 9% OF WLIV LISTING INVENTORY. REO Listings only make up 9% of total listings and 26% of them are pending or under contract or purchase.

WHAT’S THE SIGNIFICANCE OF THIS STUDY AND REALITY TO GREATER BATON ROUGE HOUSING? The answer is this chart below!

The significance is that whether a local Home Appraiser is appraising or Real Estate Agent is marketing a home in Western Livingston Parish (Denham Springs, Watson, Walker) in Glenwood, Acadiana Place or Woodland Crossing, the GBR REO situation generally does apply to those markets according to chart above. In fact, the chart above shows that the vast majority of homes sold were in the $130,000 to $140,000 range, well below the GBR Area average. The chart above shows that the majority of all home sales take place in the $110,000 to $170,000 range.

Sold price per sq. ft. continues to decline from $92/sf in 2010 down to only $84/sf in 2011 rounded. 2011 represent 39 sales and only represent three quarters of housing sales numbers, not an entire year.

A recent analysis of Rolling Meadow Subdivision revealed this interesting finding. From 2008 to 2011, the median sales price has continued to remained in flux. From 2008 to 2011, the median sales prices have varied from $155,750, $157,500, $139,900 and in 2011 it’s currently $161,450 BUT based only on 2 sales at $109/sf average. However, one of the 2011 sales was extremely high, $173,000 for only 1,487sf located with lake view, newer roof, several extras plus $4,000 in seller paid concessions. So, this 1 sale does skew the numbers upward a bit. The other 2011 sale was a more normal $149,900 for $1,483sf or $101/sf and was not a distressed sale. The Chart Below presents a history of sales.

YES, there are overpriced listings in the Greater Baton Rouge Housing Market! Bill strongly recommends in this housing environment to obtain a Pre-Purchase Appraisal to gain ALL of the facts before making a local home purchase decision.

A recent home appraisal in and analysis of Plantation Park revealed this interesting finding. From 2009 through 2011 Year-To-Date, the median sales price declined from $110,000 to $95,500 to $82,125 based on 2 sales into 2011. Again, this is only based on 2 sales in the first 4.5 months of 2011. However, in 2009 and 2010, there were 9 total sales in each year. With only two (2) sales into 2011, it appears home sales are slowing.

FORECLOSURES. One statement I made in my report was this, “YES, REOs are a factor in this market as Plantation Park Subdivision has a history of REO Activity. According to GBRMLS, there have been “4″ REOs in Plantation Park since 1/2010. AND, there are 4 REOs currently listed in there.”

THE CORRECTION IN HOME PRICES – This is becoming the familiar “Stair Step Up and Stair Step Down”…..The Climb And Then Descent Of The Stairs In This Chart Below Visually Explains The Correction! And, so does the chart below it showing a major correction.

Livingston Trace is a local DR Horton development that has a history of the homes selling predominantly higher in price than some other competing developments, such as South Point, Woodland Crossing and Westminister Estates. It appears to be a newer and much smaller development with one entrance and the development and homes are well maintained.

2011 Shows Some Strength and Some Weakness!

A recent home appraisal in and analysis of Livingston Trace Subdivision revealed thes interesting findings.

2011. In 2011, there haven’t been any GBRMLS home sales reported. There are 10 active MLS listings and 3 FSBOBR.com listings for a total of 13 listings. The 10 MLS listings are from $145,000 up to $175,900. THIS IS VERY IMPORTANT. Of the 10 Listings, 6 have an Average Active Listing Price of $157,017 or $100.48/sf while 4 have an Average Pending Price of $165,450 or $87.31/sf. The 3 FSBOBR.com listings are listed from $145,000, $175,000 and $195,000. Remember that above we stated the four pendings average $87.31/sf? Well, the Average Sold Price in 2010 was $93.57/sf. $93.57/sf minus $87.31/sf is a decline of -$6.26/sf. We don’t know

2010. The MLS Chart below shows no 2011 sales and 6 2010 sales with a Median Sales Price of $176,200. However, the last MLS sale in 2010 took place on 5/28/2010, almost 1 year ago. With 13 total listings in 5/2011 and only 4 of them pending, it’s safe to assume that prices have declined as demand for housing has decreased. See the SMART chart below for proof of these statements.

Livington Trace Subdivision Denham Springs LA 70726 MLS Sales

The SMART MLS Analysis of the “Sub-Market” or those homes in MLS comparable to a 1,998sf comparable home did show a -7.6% DECLINE since May 2010, which is somewhat contradicatory to the above MLS trends chart. This decline is due to some foreclosures taking place in the comparable South Point, Woodland Crossing, Westminister Place and Forest Ridge Subdivisions. It will be interesting to see at what prices these four pending homes sell for in Livingston Trace. The current Listing-To-Sales-Price-Ratio in this study was 96%, down from 100% and 99% in months past.
