Yes, Shadow Springs Subdivision did flood during the “Great Flood” of August 12-15, 2016, see flood water level in the photo below with blue arrow pointing to water height.

Number of Post Flood Sales Has Been 35 Total Sales
Since the flood, there’s been 32 GBRMLS home sales within Shadow Springs of flood damaged homes from $45,000 to $70,000. On average, these sold for $36 per square foot and $54,062.

Number of Post Flood RENOVATED Homes Sales Has Only Been 3 Total Sales
And, there’s only been 3 sales of renovated homes from $123,000, $140,000 and $142,000, not the comeback some were expecting but a positive sign owners are remaining to repair their homes. On average, these sold for $106 per square foot and $140,000. However, there’s 7 active lisitngs and 6 under contract listings offered on aveage for $103 per square foot and $148,000.
